SELLING YOUR HOME Buying and selling a home is usually the single biggest family investment you will make in your lifetime. It is not only a major financial commitment but can also be an emotional experience. As a result, great care should be taken when selling your home.
SELECTING AN ESTATE AGENT The estate agent's responsibility is to successfully market and conclude a sale on your property.
A qualified estate agent should be able to advise, control and manage the entire process from marketing, throughout the sales process until final transfer.
Choose a professional agent and get to know each other. Build up a good relationship and remember the agent is not necessarily to blame if your house does not sell quickly. (It is also in the agents best interest to get you the highest selling price as quckly as possible.)
The market may be quiet, the asking price might be too high, perhaps the house or garden needs to be cleaned/tidied up.

SELECTING A CONVEYANCING ATTORNEY It is the Sellers right to nominate a conveyancing attorney to attend to the legal aspects of a property sale. The nominated Conveyancing Attorney will also act on your behalf at the Deeds Office.

COSTS AND CONSIDERATIONS WHEN SELLING A PROPERTY In most property transactions, Conveyancing Fees are paid for by the Purchaser unless otherwise agreed upon. These costs include: Transfer Duty, Transfer Fees, Deeds Office Levies, Pro Rata Rates and Taxes, Rates Clearance Certiicates.
The Seller of the property is liable for the following costs unless otherwise agreed upon: Estate Agents commission, Entomologist Certificate, Electrical Compliance Certificate, Cancellation fees for any bonds registered over the property. FACTORS THAT INFLUENCE A SALE
The correct marketing price: When pricing your home, it is very important to remember that the current market determines the value of your property.
Every property has more than just 1 price:
• What you as the Seller think/feel it is worth. • What an agent values the property at. (CMA) • What the buyer is actually prepared to offer. • The final settlement price.
Comparative Market Analysis: (CMA) A qualified estate agent should be able to provide you with supporting documentation for a suggested marketing price. This is known as a comparative market analysis. (CMA).
Appearance of the property First impressions are very important. The garden and front of the house are usually the first things that potential buyers see. Since the front of a property is the most visible, it is very important to keep it looking as clean and attractive as possible. An untidy front garden may chase potential buyers away before they even walk through the door.
• Keep the property neat and uncluttered. • Make the interior as bright and light as possible. • Freshen up varnish and paintwork if necessary. • Place fresh flowers throughout the property. • Repair any hairline cracks, cracked window panes, broken light fittings etc.. • Keep garage tidy. • Make sure that the lawn is cut and the garden is tidy. • Cut back trees and creepers. • Tidy the patio, plants and pot plant containers. • Make sure that taps don't leak, toilets flushe and that the plumbing in general works. • If you have a pool, make sure that it is clean and sparkling. • On a showday make sure the visitors can view the entire property.
